The clearest sign is multiple drains backing up at the same time. If only one drain is slow, the clog is probably in that fixture’s line. If toilets, showers, and sinks all drain slowly — or sewage backs up when you run the washing machine — the problem is in the main sewer line.
Warning Signs of Sewer Line Problems
- Multiple slow drains — especially on the lowest floor of the house
- Sewage smell in the yard, basement, or near floor drains
- Gurgling toilets when you run a sink or washing machine
- Wet or sunken patches in the yard along the sewer line path
- Unexplainably green or lush grass in one strip of the yard (leaking sewage acts as fertilizer)
- Sewage backup through basement floor drains or lowest-level fixtures
- Foundation cracks — a leaking sewer line under or near the foundation can erode soil and cause settling
What Causes Sewer Line Damage?
- Tree root intrusion — the #1 cause in Norfolk. Roots seek moisture and can crack or infiltrate pipe joints. Older clay and Orangeburg pipes are especially vulnerable.
- Pipe deterioration — clay pipes (common in pre-1970 Norfolk homes) crack and collapse over time. Orangeburg pipes (tar paper, used 1940s–1970s) deteriorate even faster.
- Ground shifting — Hampton Roads’ clay soils expand and contract with moisture, putting stress on buried pipes
- Grease and debris buildup — cooking grease, “flushable” wipes, and other debris accumulate over years
Diagnosis: Camera Inspection
A sewer camera inspection ($150–$350) sends a waterproof camera through the line to pinpoint exactly what’s wrong and where. This eliminates guesswork and prevents unnecessary digging.
Sewer Line Repair Cost in Norfolk
- Hydro jetting (clearing roots/buildup): $350–$600
- Spot repair (one section): $1,500–$3,500
- Trenchless pipe lining (CIPP): $4,000–$8,000 — lines the existing pipe with epoxy, no digging
- Full sewer line replacement: $5,000–$15,000 depending on depth and length
Trenchless vs Traditional Replacement
Trenchless methods (pipe lining or pipe bursting) avoid digging up your yard, driveway, or landscaping. They cost slightly more upfront but save thousands in landscape restoration. Not every situation qualifies — a camera inspection determines if trenchless is an option.
